Once your mortgage commitment is secured, construction can begin—and your home may be completed in as little as 8 to 12 weeks. Timelines can vary depending on factors like weather, material availability, and customization requests, but we work diligently to stay on schedule and keep you informed every step of the way.

Yes—Greenstone Builders has a variety of available lots ready for new home construction. These lots are prepared for building and offer a range of locations to suit your preferences.

In some cases, Greenstone may purchase a lot on your behalf if you’re interested in building on a parcel that’s currently for sale but not part of our listed inventory. This gives you added flexibility in choosing the perfect location for your new home.

“Specs” is short for specifications, and they outline the detailed features, materials, and finishes that will be used in building your home. This includes everything from flooring and cabinetry to lighting fixtures and paint colors. Specs serve as a blueprint for quality and consistency, helping ensure that your home is built to the standards and style you expect. 

Absolutely. If you’d like to make changes to the plans or specifications of your home, an addendum will be created and added to your Purchase & Sale Agreement. This ensures that all updates are formally documented and reviewed by the builder during construction. The builder will reference the original plans, specifications, and any approved addenda to ensure your home reflects the agreed-upon changes.

Yes, changes can be made after contracts are signed through a formal Change Order process. Once a Change Order is signed, payment is due within 72 hours and must be made directly to Greenstone. Please note that these payments are non-refundable. Also, depending on the stage of construction, some changes may no longer be feasible—so we recommend discussing any desired adjustments as early as possible.

At Greenstone, we take pride in meeting our deadlines and delivering projects on time. While we make every effort to avoid delays, unforeseen circumstances—like inclement weather or product backorders—can occasionally impact the timeline. To help keep everything on track, we ask that clients pay close attention to key contract dates, especially the Purchase & Sale Agreement and Mortgage Commitment. Staying aligned on these milestones helps us minimize disruptions and keep your project moving smoothly.

Yes, you’re welcome to visit your home during the construction process—it’s an exciting part of the journey. However, for safety reasons, we strongly discourage visits during active working hours. Construction sites can be hazardous, with sharp objects, uneven surfaces, and ongoing work that may pose risks. We want you to enjoy seeing your home come together, but always with safety top of mind.

The builder will provide all interior and exterior lighting, including one flood light, and selections are made at the builder’s discretion. However, if you’d like to supply a few of your own fixtures, you’re welcome to do so—just let us know which lights you plan to provide. The builder will install them, but we ask that this be limited to one or two rooms. A specific date will be given for you to bring your selected lights to the house.

All plumbing fixtures—including faucets and shower heads—are supplied by the builder and typically feature a chrome finish. These selections are made at the builder’s discretion to meet strict plumbing and building standards. For this reason, we discourage buyers from purchasing their own fixtures. However, upgrade options may be available. 

The builder provides a stainless steel undermount sink, and you can choose between a double or single bowl configuration. If you prefer a Farmer’s Sink (also known as an apron-front sink), you’re welcome to supply your own. The builder will install it, but this decision must be made before the kitchen cabinets are ordered. A specific date will be provided for you to bring the sink to the house.

Yes, if you’d like to add cabinet hardware to your kitchen and bathrooms, you’re welcome to supply your own knobs and pulls. The builder will install them, and a date will be provided for you to drop them off at the house. Please note that longer screws may be required for drawer installation.

Your home includes one interior wall color from Sherwin Williams, selected by you. All trim will be painted white for a clean, classic finish. If you’d like to use additional colors in other rooms, those can be accommodated at an extra cost. 

Your specifications (specs) include an allowance for kitchen appliances. Greenstone has accounts with Stasukelis Appliance in Gardner and Percy’s Appliance in Worcester, where you can place your order. You may charge up to your allowance amount to the Greenstone account and pay any remaining balance directly to the store. Appliance delivery is scheduled approximately two weeks before closing and applies to kitchen appliances only. Please note: washers and dryers should be delivered after closing.

TIP: Bring your kitchen and house design with you when appliance shopping, and be sure to provide a copy of your appliance specs to us.

Greenstone will loam and hydroseed any disturbed areas around the property to promote healthy grass growth. The perimeter of the house will be finished with crushed stone, and the front yard will feature mulch and shrubs selected by the builder. 

Yes, there are a few items not included by Greenstone that you’ll need to supply on your own. These include the mailbox, bathroom mirrors, towel rods, toilet paper holders, and shower doors.
